Well versed in the traditional EPCC project management approach [Engineering, Procurement, Construction and Commissioning] and specifically construction management like:

Scheduling

Based on the window and milestones as result of the pre-planning phase [ requirements are frozen] a realistic schedule will be prepared (e.g. MS Project) and updated on a regular basis.

Once the overall project schedule has been agreed [concept frozen] it will be transferred into more detail levels regarding all EPC phases and disciplines. Against an s-curve the actual progress will be measured against the planned and if applicable countermeasures will be taken to get access back to original schedule.

Design

Subsequent the milestone ‘requirement freeze’ the Basic Engineering does start for the disciplines like civil, structural steel, piping, equipment, electrical and instrumentation until AFD (approved for design) has been achieved.

Thereafter Detail Engineering will be engineered in relationship with RFQ’s (request for quotation) based on the MTO’s (material take off) until the status AFC (approved for construction) has been achieved.

Note: at this stage of the project change request may lead to time and/or budget amendments in the project.

Pre-planning

The 6 P strategy applies: Proper planning prevents piss poor performance!

Up on request we provide cost estimates with an accuracy of plus minus 50% at an early stage of the project including essential milestones and perceived risks.

Budgeting

Right after the concept approval / freeze by the client the cost calculation will be verified during Basic Engineering up to an exactitude of ±25-15% based on budgetary offers.

By the end of Detail Engineering the accuracy of the investment does have ±10% based on binding offers. The budget is issue of the regular reports and four weeks look ahead.

Bid & Contract Award

Right at the end of basic design and early detail engineering ITB’s (invitation to bid) and RFQ’s (request for quotation) will be send to, if possible, several pre-qualified vendors and subcontractors. The bid evaluation does lead to final negotiations with two appropriate candidates.

Construction & commissioning

Directly after awarding the contracts we provide the following services:

Review and manage of who is supposed to come / deliver in what window of time, does it fit in the overall schedule und review interfaces to other disciplines (e.g. piping versus electrical installation)?

Construction site mobilisation: Kick-Off’s at vendor/contactors site; regular status reports and meeting regarding schedule and budget including risk assessment and countermeasures; QA/QC reviews during pre-fabrication including attendance of test e.g. FAT’s.

Site Management / Supervision of course regarding all disciplines by very experienced freelancers working as PMC’s (project management consultant) on behalf of the owner. Managing change orders, site engineering and amendments and counterclaims. 

Within due dates the status MC (mechanical completion) will be achieved including punch-lists.

Subsequent the milestones RFSU (ready for start-up), commissioning of the utilities, performance tests, initial operation until handover to production can be monitored by MXP.
